Definitions

Capture Agent - agent who meets with a buyer, and captures their specific requirements on the website. Stock Agent - agent that has a property matching the specific requirements of the buyer that was captured by the Capture Agent.

  • The main focus of this website is to link buyers, through a Capture Agent(agent who meets with a buyer, completes a buyer questionnaire, and then captures the required info in the system), with a property held by a Stock Agent (agent who has property matching the specifications of the buyer), based on the specifications given to the Capture Agent by the Buyer.
  • The success of the site depends on the majority of agents regularly capturing their buyers in the system. Capture Agents are then due a referral commission once an OTP has been accepted, and resulting in a sale.

Questions related to Terms & Conditions

You are required to accept all the terms and conditions, as an example adhering to the operational process of the referral from lead acceptance until sale. When an agent registers on the website, you will be asked to accept the terms of conditions in order to complete the registration process.This can be done by clicking-on the “I have read and understood the terms and condition, and hereby accept” The full terms and conditions is available on the drop-down menu bar in the section of About this Site, which can be found on the main menu bar.
There is one main clause to be added into the OTP, which would inform all parties, including the conveyancing attorney and agency principal, as to the referral commission to be paid out to both the website owner, as well as the Capture Agent. Please see the section pertaining to OTP clause within the Terms and Conditions.

Click on the Register button on the top right of the menu bar. Enter your name and e-mail address, as well as other required fields, in order to become a registered agent, enabling you to then capture your buyers in the system, as well as view buyers who could be looking for a property in your designated focus area.
Yes, the site can be searched to see what available buyers have been captured, as well as in which area they are looking. You will need to register though, in order to see specific requirements relevant to their ideal property. Only registered agents, who accept our terms and conditions, will receive the contact details for a specific buyer. This info will be disclosed to agents who have registered on the site.

The buyer may see many other properties, but not necessarily yours, especially when a buyer is looking in a number of areas, the chances are reduced that you will be contacted. You will also see specific details specified by a buyer, which could match a property you have listed.
Your manager / principal is included in the process, as we need to make sure that referral commission is paid-out accordingly. We need to protect all agents who take the time to capture their buyers, in making sure that they are compensated accordingly should the lead result in a sale.
No. You would need to register in order to receive buyer leads as well. The success of the site is dependent on agents capturing buyers, as well as accepting buyer leads.

Questions relating to Buyers and capturing thereof

Once you have registered, we will automatically send you a Capture Form, which can be used when meeting with your buyers. You can also capture your buyer’s straight onto the website. Log-in once you have registered, and click on the Add Buyer button. The required info from your buyers should be detailed enough, in order for a Stock Agent to be confident that the property they have will best be a match to the requirements of the buyer.
The Stock Agent is required to frequently complete and update a progress report. All parties will then be notified of progress made once the referral lead has been accepted.
Sure. As soon as you enter your buyer’s cellphone number, we will immediately inform you if the buyer has already been captured into the system. We don’t allow for buyers to be captured by more than one agent. So only the first agent to capture the buyer will in fact be in line to earn referral commission, should the buyer sign an OTP with a Stock Agent, who accepted the referral through the system.
Only one agent can capture a buyer in the system. No duplicates.
Yes. At any time you can edit your buyers captured. Reason being is that their circumstances may change.
Should your buyer notify you that they have bought a property, you can then edit the buyer, and remove them from the Buyer’s List.
There should be no problem with this. Each agent will update a progress report on your buyer, and you will be copied on any such updates.
Before accepting a buyer, there will be a comment captured as to something about the buyer. This is there to give you a hint as to whether you have dealt with such a buyer before. Could be something like; Canadian divorcee with 2 kids, looking to sell her property. And move to a much bigger unit.
Buyers are updated on a regular basis, therefore referral leads sent to agents working in that specific required area, or agents doing a manual search within the system, will be current.
You will regularly be updated, as and when the stock agent, who accepted the referral, makes an update in the progress report.

Questions related to earning potential and payment thereof

Total referral commission is 20% of the sale + VAT, of which 5% goes to the website. The Capture Agent will earn the percentage split of 15%, as per their agreed-upon agency agreement..
Your agency will invoice the conveyancing attorney for the 15% +VAT commission, and your agency will thereafter pay your commission in the usual manner.
All of this is taken care of for you. We make sure the referral commission is stated in the OTP, and that the conveyancing attorney is aware of such and provides us with an undertaking.
Unfortunately this is the only way the process can be best managed. No invoicing will be accepted by the agent in their own personal capacity. Your agency will invoice the conveyancing attorney direct.
15% + VAT will be invoiced to the conveyancing attorney. Your percentage commission split will then be paid to you in the usual way. Each agent and agency have their own agreed upon split with their agents. We don’t get involved with this aspect

Questions relating to the process

The communication is mainly automated, with regular contact being made with all parties, as the progress report is updated by the stock agent, on all leads accepted.
The process is fully automated right until an offer has been accepted. There are various communication e-mails designed to keep all parties updated as to where the potential deal is in the process. All parties refers to the Capture Agent, Stock Agent, Agency Principle, as well as the buyer. When the Stock Agent updates the status of the referral, all parties are updated accordingly.
You will receive an e-mail informing you of your buyer referral being accepted, and by whom from which agency.
